For most of us, our home will be our biggest investment.  

Not just financially, but emotionally as well. It will be the place where we bring children into the world, where we will laugh and cry and grow old. Hopefully, even, long enough to see grandchildren come into the picture as well.  

So, we want to make sure that our home is always in the best shape possible. Both for the time that we live in it, as well as for the day that we say goodbye and cash in on the financial value that it has gained.  

How can I increase the value of my home in Canada?
If you are worried about the value of your home there are several things that you can do. They include:

  • “Green-ing” the home

Truthfully, there are a lot of ways to increase the value of your home through renovation or remodeling. So, where should you begin? In what order should you renovate or remodel a house?

1st step: Understand what needs to be done

Before you can decide where to start, you should begin by determining what type of work you need to do. That starts by answering this question: Am I doing a renovation or a remodel?

What is the difference between renovation and remodelling, you might ask?

Simply put, a renovation updates or fixes an existing part or feature of your home, while a remodelling adds something or creates a new form.  

If you add a kitchen to the basement you are remodelling. If you change or replace your windows to improve energy efficiency you are renovating.  

Prioritize the work  

Not all projects are equal, and most people won’t have the time or resources to complete everything they are looking to do in a single season or year. So, you should make a list of everything that you are hoping to do and then order it from most urgent to projects that are less pressing.  

What criteria should you use to rank the projects? In general, here is a guideline:

  1. Fix safety issues (broken stairs, open wires, etc)
  1. Update structural features of the home (leaky roofs, foundation repairs, etc.)
  1. Make improvements designed to save money (energy efficiency, installation, etc.)
  1. Update interior features (new appliances, adding storage, etc.)
  1. Update exterior features (new deck, swimming pool, etc.)  

Should you look to the pros?

Once you have decided what it is that you want to do to your home, it’s time to get down to the business of planning the job.  

Here, you have the choice to do it yourself, or to hire a professional contractor.  

Only you know what you are capable of, so be honest with yourselves. If you think the job is something that you can do in your spare time, then start buying the supplies and have at it!
